Why a classroom habit belongs in a property decision

Good presentation does not always mean good reasoning. I check the price against what actually transacted nearby, the growth story against gazetted plans and tender records, and the resale assumption against who realistically buys the unit later.

Pricing, location, future plans, suitability, risks and exit potential come first. A recommendation comes last, if at all.
